Automated Site Planning for Maximizing Floor Area Ratio in Reconstruction 재건축 사업의 용적률 극대화를 위한 자동 단지배치계획 기법

Abstract

Evaluating project feasibility based on the achievable floor area ratio (FAR) is essential during the early stages of reconstruction projects. However, identifying an optimal site layout while satisfying numerous regulatory and site-specific constraints requires considerable time and expertise. To address this challenge, this study developed a program that automatically generates regulation-compliant residential site layouts aimed at maximizing FAR. Based on user-defined planning conditions, the program creates baseline layouts and increases FAR through building height expansion, infill development within residual spaces. The system also generates a report containing key planning indicators, including building coverage ratio, FAR, housing units, and building height. The proposed program was validated using a real apartment complex. The generated layout achieved an FAR approximately 33.8-140.3%p higher than that of the existing development. The results demonstrate the potential of the system as a decision-support tool for preliminary feasibility assessment and layout optimization.

도시정비사업의 초기 단계에서는 달성 가능한 용적률을 기반으로 사업성을 평가하는 것이 중요하다. 그러나 다양한 법규와 대지 조건을 동시에 만족하면서 최적의 배치안을 도출하기 위해서는 상당한 시간과 전문성이 요구된다. 본 연구에서는 법규를 준수하면서 용적률을 최대화하는 단지 배치안을 자동으로 생성하는 프로그램을 개발하였다. 개발된 프로그램은 사용자가 설정한 배치 조건을 바탕으로 기본 배치안을 생성한 후, 건물 층수 증가, 잔여 공간 내 소규모 건물 배치 등의 반복적인 연산을 수행하여 용적률을 향상시킨다. 또한 생성된 배치안에 대해 건폐율, 용적률, 세대수, 건물 높이 등의 주요 지표를 포함한 결과 보고서를 제공한다. 개발된 시스템은 실제 부지를 대상으로 검증되었다. 그 결과, 생성된 배치안의 용적률은 기존 계획안 대비 33.8-140.3%p 높은 결과를 도출하였다. 이를 통해 개발된 프로그램이 도시정비사업 초기 단계에서 사업성 검토와 최적 배치안 도출에 효과적으로 활용될 수 있음을 확인하였다.
