The outbreak of COVID-19 has changed public awareness of health and expedited public demand for non-face-to-face approaches to everything in daily life. In this respect, a building maintenance (BM) system was developed to enable reliable virtual communication and reduce BM response times by connecting them in the digitized virtual environment. This system promotes non-contact building maintenance by employing a concept of human-building interaction using augmented reality (AR) and building information modeling (BIM). This paper presents data management and visualization methods using BIM-enabled AR and the interaction between humans and buildings for as-built building maintenance using building CPS. The core technologies for the proposed BM system such as AR visualization and localization were validated through tests in an actual building. The test results showed that the proposed system was able to localize the users and visualize the building structures and damage information in the right place. The developed building maintenance system is expected to efficiently manage buildings by enabling human-building interactions while maintaining social distance.
